New Home Builders and Communities in Las Vegas and Palm Springs: 2026 Market Guide

The Las Vegas and Palm Springs real estate markets continue to attract buyers looking for new construction, modern amenities and low-maintenance living. While both markets offer new-home opportunities, they differ significantly in size, pricing and development style.

Las Vegas has a large selection of active builders and master-planned communities, while Palm Springs offers a smaller number of boutique and luxury developments, with additional choices throughout the Coachella Valley.

LAS VEGAS NEW CONSTRUCTION

The greater Las Vegas market includes approximately 36 active new-home builders and 265 listed communities or subdivisions. Around 394 homes are currently listed as under construction, with additional quick-move-in homes and future phases available across the valley.

The market includes Las Vegas, Henderson and North Las Vegas. Major areas of new-home activity include:

• Summerlin
• Cadence
• Inspirada
• Skye Canyon
• Tule Springs
• Valley Vista
• Meriden
• Mountain’s Edge
• Lake Las Vegas

Many of these areas are established master-planned communities continuing to expand through new neighborhoods and phases. Buyers can find everything from attached homes and entry-level properties to luxury custom residences.

LAS VEGAS NEW-HOME PRICE RANGES

• Valley Vista: Approximately $395,000 to $725,000
• Tule Springs: Approximately $425,000 to $675,000
• Meriden: Approximately $475,000 to $850,000
• Skye Canyon: Approximately $475,000 to $1.1 million
• Mountain’s Edge: Approximately $475,000 to $900,000
• Cadence: Approximately $450,000 to $835,000
• Inspirada: Approximately $500,000 to $1 million or more
• Summerlin: Mid-$400,000s to several million dollars
• Lake Las Vegas: Approximately $850,000 to $5 million or more

Prices vary according to square footage, lot size, location, views, community amenities, upgrades and whether the property is attached, detached or custom-built.

LAS VEGAS COMMUNITIES STILL EXPANDING

Much of Las Vegas’ future housing supply is expected to come from additional phases within existing master-planned communities rather than from entirely new developments.

Summerlin continues to add neighborhoods such as Stonebridge, Kestrel, Redpoint and Ascension. Skye Canyon, Valley Vista, Tule Springs and Meriden also have active or planned phases.

Some communities, including Inspirada and Mountain’s Edge, are moving closer to final buildout, although individual neighborhoods may continue releasing homes for several years.

For buyers, this means that a community with established schools, parks, trails and retail may still offer brand-new homes without requiring a move into a completely undeveloped area.

PALM SPRINGS NEW CONSTRUCTION

Palm Springs has a much smaller new-construction market than Las Vegas. Current listings associate approximately 64 new-home communities with the broader Palm Springs area, although that number includes nearby Coachella Valley cities such as Palm Desert, Cathedral City, La Quinta and Indio.

Inside Palm Springs itself, new construction is more likely to consist of:

• Boutique condominium developments
• Infill subdivisions
• Resort-style communities
• Luxury homes
• New phases within established neighborhoods

The Palm Springs market also includes large, long-term projects such as Miralon and continued construction near Escena.

PALM SPRINGS NEW-HOME PRICE RANGES

• Nola at Escena: Approximately $1.15 million to $1.4 million or more
• 12@ Las Palmas: Boutique condominium project; pricing varies
• Casa Verona: Proposed 31-lot subdivision; prices have not yet been established
• Miralon: Prices vary by neighborhood and phase
• Escena and nearby luxury communities: Generally $1 million or more for newer upscale homes

Nola at Escena is one of the clearest examples of current new construction in Palm Springs. Advertised homes begin at approximately $1.15 million, with some plans and available homes listed around $1.4 million. These residences are generally larger luxury properties and may include features such as private pools and resort-style amenities.

PROPOSED AND FUTURE PALM SPRINGS PROJECTS

Palm Springs’ development pipeline includes a combination of projects already under construction and projects still moving through the approval process.

12@ Las Palmas is a boutique condominium project with 12 residences and has been reported as under construction.

Casa Verona is a proposed 31-lot single-family subdivision on approximately 6.44 acres. Because the project is still subject to final approvals and development milestones, reliable builder pricing is not yet available.

Miralon is a larger agrihood-style community planned for approximately 1,150 residences at full buildout. Development is occurring in phases, meaning the number and types of available homes can change over time.

Nearby Palm Desert, La Quinta and Indio also provide additional new-construction choices, often at a wider range of prices than Palm Springs proper.

COMPARING THE TWO MARKETS

Las Vegas offers more inventory, more builders and a broader range of entry-level and mid-market prices. A buyer may find new construction beginning in the high-$300,000s or low-$400,000s, with substantial inventory below $750,000.

Palm Springs offers fewer new-home communities, but a larger share of the market is positioned toward luxury buyers. New construction in Palm Springs proper commonly begins above $1 million, particularly for resort-style homes and boutique developments.

In simple terms:

• Las Vegas offers more builders, more communities and a wider range of prices.
• Henderson offers a strong selection of master-planned and upscale new-home communities.
• Palm Springs offers fewer projects, with more boutique and luxury-oriented construction.
• The Coachella Valley provides more choices when Palm Desert, La Quinta, Cathedral City and Indio are included.
• Las Vegas and North Las Vegas offer the strongest entry-level selection.
• Palm Springs, Summerlin and Lake Las Vegas offer strong luxury and resort-style options.

ADDITIONAL COSTS TO CONSIDER

The advertised base price is not always the final purchase price. Buyers should also budget for:

• Lot premiums
• Structural and design upgrades
• Landscaping and backyard improvements
• Solar requirements or installation
• Homeowners association dues
• Special assessments
• Closing costs
• Property taxes
• Builder financing requirements
• Appliances, window coverings and fencing

Builder incentives may include closing-cost assistance, mortgage-rate reductions or design-center credits. These offers can change frequently and may require the buyer to use the builder’s preferred lender or title company.

FINAL THOUGHTS FOR BUYERS

Las Vegas and Palm Springs offer very different new-construction opportunities. Las Vegas is the stronger choice for buyers seeking selection, affordability and multiple community types. Palm Springs is better suited to buyers prioritizing location, luxury design, resort amenities and a desert lifestyle in a more limited-inventory market.

Because communities release homes in phases and prices can change with little notice, buyers should compare the full cost of ownership—not just the advertised base price.
